Course Description
The Negotiators Certification Course (NCC) is the 2-day course every new Real Estate Negotiator (REN) in Malaysia attends before an estate agency firm can apply to LPPEH (BOVAEP) for their REN tag. The PEPS NCC fee is RM648.
PEPS runs the NCC in the Klang Valley and Johor Bahru, usually over a weekend. The NCC certificate is valid for one year from the date of issue, so join a registered estate agency firm within that time. In Malay, the course is known as kursus NCC.

I'm new to the real estate industry. How do I become a real estate negotiator?
First, attend the 2-day NCC to get your NCC certificate. Then the estate agency firm applies for your REN registration with these documents: the application form, a passport-sized photo with a white or blue background, a photocopy of your IC, an employment letter from the firm, and a photocopy of your NCC certificate of attendance.
Who issues the REN tag?
LPPEH (BOVAEP) issues the REN tag, once the estate agency firm applies for your REN registration.
Do I need to renew the REN tag?
Yes, every year. RENs renew by attending the REN Renewal Programme (RRP, formerly CDP) with one of the 7 bodies LPPEH (BOVAEP) appoints, including PEPS.
Can a REN set up their own company?
No. A REN cannot set up their own estate agency. They work under a registered estate agency firm, supervised by a Registered Estate Agent.
Who is a Real Estate Negotiator (REN)?
A Real Estate Negotiator (REN) works for a registered estate agency firm. RENs are certified to practise rather than registered with the Board. To become one, attend the 2-day NCC and receive a certificate of attendance, then join a registered firm on a contract of service or a contract for service. The firm applies to LPPEH (BOVAEP), which assigns a REN number and issues a REN tag. Only then can the REN represent sellers, landlords, buyers and tenants.
What is a REN tag?
A REN tag is the identification tag issued to a Real Estate Negotiator (REN). It shows their name, photo, IC number, REN number, firm name, firm registration number, a QR code and security features. A REN must wear it at all times while doing business, so the public knows they are dealing with a genuine negotiator.
Can a REN use the firm's company tag instead of a REN tag?
No. Every negotiator must wear the REN tag while doing business, and a company name tag cannot replace it. It is an offence to imitate or produce anything similar to a REN tag.
How do I check whether a REN is certified?
Scan the QR code on the REN tag with a QR reader on your phone; it shows the negotiator's details and photo. If in doubt, search for the negotiator on the LPPEH (BOVAEP) public search at lpeph.gov.my, or call the Board on 03-2287 6666 during office hours.
What happens if a REN does not have a REN tag?
They are acting as an illegal broker and are not authorised. Stop dealing with them and report them to the police with full details.
How do I know whether a REN tag is fake?
A genuine REN tag has watermark security features. When you scan its QR code with your phone, it shows the negotiator's details.
Can a foreigner work as a REN in Malaysia?
Yes, with a work permit. A foreigner who wants to work as a negotiator must first obtain a work permit from the Immigration Department; only then will LPPEH (BOVAEP) consider the application and issue a tag.
What fees can an estate agent charge on a sale?
Under the Board's scale of fees, a registered estate agent may charge at most 3% of the sale price, with a minimum of RM1,000 per property.
Can I join the NCC if I am not attached to an agency?
Yes. The Negotiators Certification Course (NCC) is open to everyone. When you register online, leave the employer section blank.
How long is the NCC certificate valid?
One year from the date of issue.
