Your REN Tag Has Expired: Why RRP 2026 Won't Renew It, and How to Get Back to Work

Your REN Tag Has Expired: Why RRP 2026 Won't Renew It, and How to Get Back to Work

Every year a group of negotiators finds out too late that their REN tag has lapsed. Some sit RRP in good faith, collect the certificate and then discover it does nothing for them. The rules for 2026 are explicit about this, and they leave one way back.

Key regulatory takeaways

  • RRP 2026 (formerly CDP) is open only to negotiators whose REN licence or card is still active (LPPEH/BOVAEP Notification 07/2026, Note 1).
  • An expired REN who attends RRP 2026 cannot use that certificate to renew for 2027 (Note 2).
  • The only way to reactivate an expired REN is to attend the 2-day NCC again (Note 2).
  • RRP 2026 runs from 1 May to December 2026; renewal is completed on BIS2 before year end, with a bankruptcy search from the Malaysian Department of Insolvency.

What happens if my REN tag has expired?

An expired REN tag cannot be renewed through the REN Renewal Programme. Under LPPEH (BOVAEP) Notification 07/2026, RRP 2026 is only for negotiators whose REN licence or card is active. To work again, an expired negotiator must attend the 2-day Negotiators Certification Course (NCC) and be certified afresh through a registered firm.

The notice was issued on 27 April 2026. Its two notes are short. Note 1 says the 2026 programme is specifically for negotiators holding an active REN licence or card. Note 2 deals with the trap: a negotiator whose licence has expired but who attended RRP 2026 is not eligible to renew for 2027 with that RRP 2026 certificate. The notice then states the remedy. The licence or card can be reactivated by attending the NCC again.

What counts is the status of your tag on the day you attend.

Can I still attend RRP if my tag expired last year?

You can sit in a classroom, but the certificate will not renew your tag. Notification 07/2026 says plainly that an expired negotiator who attends RRP 2026 is not eligible to renew for 2027 using that certificate. Check your status on the LPPEH search before you book, then choose RRP or the NCC accordingly.

This is where negotiators lose money and a working month. The RRP seat is paid for and the day is spent, and the renewal is still refused. Five minutes on the LPPEH public search avoids it. Search your name or REN number and read the status line, which shows whether your record is active and for which year.

Is there a late renewal penalty for a REN tag?

The 2026 circulars do not set a late fee you can pay to save an expired tag. They set a consequence instead: an expired REN cannot renew with an RRP certificate and must attend the NCC again. Meanwhile, anyone acting as a negotiator without a valid REN tag is dealing as an illegal broker.

That last point matters more than any fee. A lapsed tag means you cannot lawfully represent sellers, landlords, buyers or tenants until you are re-certified. Viewings, listings and offers all stop. Clients who scan your tag's QR code will see the lapse too.

For firms, the risk runs the other way. A firm that keeps an expired negotiator in front of clients has an uncertified person dealing with the public under its name. Agency principals should check their negotiators' status every quarter, not every December.

How do I reactivate an expired REN?

Attend the 2-day NCC with a Board-approved association such as PEPS and collect the certificate of attendance. Your registered estate agency firm then applies for your REN registration on the LPPEH BIS portal with your documents, and LPPEH issues your REN number and tag once approved.

  1. Book an NCC session. PEPS runs them over two consecutive days in the Klang Valley and Johor Bahru.
  2. Collect the NCC certificate of attendance. It is valid for one year.
  3. Give your firm the documents for the application: application form, IC-size photo on a white background, IC copy, employment letter and the NCC certificate.
  4. The firm files on BIS. Foreign negotiators also need a valid work permit and a statutory declaration (Notification 8/2025).
  5. Once your tag is issued, put RRP in your diary for next year, early.

How do I stop this happening next year?

Book RRP as soon as the year's programme opens; in 2026 it opened on 1 May. Keep your RRP certificate and a current bankruptcy search ready for the BIS2 renewal, and check your status line on the LPPEH search once the renewal shows through.

Leaving it to the last weeks of the year leaves no room if a session is full or a document is missing.

Frequently asked questions

My tag expired in 2025. Can RRP 2026 bring it back?

No. Notification 07/2026 limits RRP 2026 to active negotiators. You need to attend the NCC again.

I attended RRP 2026, then found out my tag had expired. Is the certificate wasted?

For renewal purposes, yes. Note 2 of 07/2026 says it cannot be used to renew for 2027. Book an NCC session to reactivate your status.

Who files the renewal or the new registration?

Renewals are completed on BIS2. For a new registration after the NCC, your registered estate agency firm applies on your behalf.

How do I check my REN status?

Search your name or REN number on the LPPEH public search at lpeph.gov.my. The status line shows whether you are active and for which year.

Update, October 2026

LPPEH Notification 26/2026 (1 October 2026) sets the 2027 renewal. Negotiators must attend RRP before 31 December 2026, and their registered estate agent must submit the RRP certificate and a current bankruptcy search through BIS between 1 October 2026 and 31 March 2027. A REN who misses either step becomes inactive and must sit the NCC again to return.

If your tag is active, book RRP with PEPS now, before the December rush. If it has lapsed, the fastest way back is the PEPS NCC. Sessions run over a weekend in the Klang Valley and Johor Bahru. Upcoming RRP and NCC dates are on the PEPS Ventures course calendar, and the PEPS Secretariat at Plaza Damas, Sri Hartamas, can help.
